Woodland Hills covers a lot of ground and behaves like several different markets at once. South of Ventura Boulevard, you get hillside lots, larger custom homes, and a meaningful price step up. North of the boulevard toward Warner Center, the stock shifts to post-war tracts, condos, and a growing base of higher-density housing around the commercial core. Walnut Acres and Vista de Oro are consistently among the most sought-after pockets, largely on school boundaries and lot size.

Because the price bands here stretch so wide, comparable selection matters more in Woodland Hills than almost anywhere else in the Valley, a comp pulled from the wrong side of the boulevard can be off badly. Woodland Hills is within City of Los Angeles limits, so both the LA City transfer tax and Measure ULA are in play at closing. At the upper end of the south-of-boulevard market, that ULA threshold is not hypothetical, and it is worth modeling before you set a list price.
