Northridge is one of the West Valley's larger and more varied communities. Sherwood Forest and Northridge Estates hold some of the biggest lots in the entire Valley (half-acre and up is not unusual) with mature landscaping and a distinctly different feel from the surrounding tracts. Closer to CSUN, the market shifts toward smaller homes, condos, and a meaningful rental and investor presence driven by the university.

The lot sizes in the estate pockets are the story for both buyers and sellers. They support additions, ADUs, pools, and detached structures in a way most of the Valley cannot, and that potential is a real component of value rather than a bonus. Northridge is inside City of Los Angeles limits, so LA City transfer tax applies, and the larger estate properties are the ones most likely to approach the Measure ULA threshold.
