Sherman Oaks is one of the most consistently in-demand markets in the Valley, helped by its position at the base of the Sepulveda Pass and genuinely quick access over the hill. As in Tarzana and Studio City, the Ventura Boulevard line matters: south of it, hillside lots and higher price points; north of it, a flatter, denser, more attainable market with a strong condo and townhome component.

Inventory tends to move faster here than in the west Valley, and buyer expectations around finish level are higher. Dated homes still sell, but the discount is visible.
