Calabasas is a separate city at the southwestern edge of the San Fernando Valley, next to Woodland Hills. Old Town centers on the Leonis Adobe and has its own design guidelines. Park Moderne and the Calabasas Park area add different housing settings to the search. The city saw much of its development after the late 1960s, so the historic core is only one part of the housing picture.
Buyers comparing Calabasas with West Hills or Woodland Hills should work from the actual home: floor plan, condition, usable land, access and any association costs. For sellers, a comparable property needs a similar setting and housing type. A nearby mailing address does not replace a check of the city boundary, and a neighborhood name alone is not enough to support a list price.
Las Virgenes Unified lists several Calabasas campuses and provides a school-boundary locator. Confirm assignment and enrollment eligibility for the address before making a school part of the purchase decision. Calabasas is in Los Angeles County but outside the City of Los Angeles, so LA City transfer tax and Measure ULA do not apply.
