Tarzana runs from the valley floor up into the Santa Monica Mountains, and the split at Ventura Boulevard is the single most important thing to understand about its market. South of the boulevard you get hillside lots, gated pockets, custom and rebuilt homes, and a price band that reaches well into the upper tier of Valley real estate. North of the boulevard is a more conventional and more attainable suburban market.

Tarzana is one of the West Valley areas where Measure ULA genuinely comes into play. It is inside City of Los Angeles limits, and the upper end of the south-of-boulevard market can clear the ULA threshold, where the tax is assessed on the entire gross sale price, not on the gain, and not reduced by your mortgage payoff or your basis. If you are anywhere near that line, model it before pricing; the difference between just under and just over is substantial.
