Old Granada Hills, Knollwood and Balboa Highlands are useful starting points for a search, not interchangeable comparable-sale areas. Lot shape, slope and the surrounding housing matter as much as the neighborhood name.
Balboa Highlands includes a protected group of Eichler homes with courtyard layouts and glass walls. Buyers drawn to that architecture should check the historic district's rules before planning exterior changes. In the northern equestrian district, horse-keeping rules and trail access require a separate parcel-level check. A seller's comparison set should reflect those features rather than treating every Granada Hills house as the same product.
