Ventura County
Moorpark real estate
Mountain Meadows · Varsity Park · Peach Hill · Campus Park
Moorpark is smaller and quieter than its Conejo neighbors, and buyers generally arrive there on purpose rather than by accident, usually for the schools, the relative value per square foot, and a small-town feel that Thousand Oaks has largely outgrown. Mountain Meadows and Peach Hill are the pockets that come up most often, both dominated by well-kept planned development from the 1980s and 1990s.
Inventory is thinner here than in Simi Valley or Thousand Oaks, which makes individual comparable sales carry more weight and makes timing matter more for sellers. Moorpark is in Ventura County and outside City of Los Angeles limits, so neither the LA City transfer tax nor Measure ULA applies at closing.
Geography shapes the commute more than people expect. Moorpark sits west of Simi Valley with access via the 118 and the 23, and the drive into the West Valley is meaningfully longer than it looks on a map at peak hours. Buyers coming from Woodland Hills or Chatsworth should drive it at the time they would actually be commuting before committing, because it is the single most common regret in this corridor.
What buyers consistently come for is the schools and the space. Moorpark Unified is well regarded, the surrounding agricultural land keeps the town from feeling built out, and the housing stock is dominated by well-kept planned development from the 1980s and 1990s that has aged better than comparable tracts elsewhere. It is a deliberate choice rather than a compromise, and sellers here benefit from buyers who have already decided they want this specific town.
